Retail Opportunities

The Front St Lofts Development is a great opportunity for surrounding retailers to expand or relocate their businesses, and be part of the First Phase that will play a key role in Lemont's Downtown Revitalization. This development offers a great investment opportunity for retailers to capitalize on the currently underserved market. There's never been a better time to get in on the ground floor. This will soon be the premier destination for the residents of the southwest suburbs.

The development will attract a great mix of retail stores and restaurants, many new to the area, such as a European coffee shop, tea shop, bakery, boutiques, independent grocers, wine bar, salon/spa, tailor, children's apparel, and professional office space that would included lawyers, financial firms and chiropractors.

A mixed-use development like Lemont provides more stability for retailers than a free-standing shopping center, as residents will serve as a built-in customer base. New retailers also will benefit from a core of existing businesses.

The Retail space will consist of over 24,000 square feet with an average space per business of 1,500 square feet and a minimum of 800 square feet. Two anchor restaurants are planned with outdoor plaza eating.

Lemont will serve as a local option for the 39,000 households within a 5-mile radius. The other very positive factor is growth and improved access from densely-populated adjacent northern communities, with the completion of I-355. The 5-mile radius from downtown Lemont is expected to gain 3,300 new households by 2011, according to Census projections.

We envision downtown to function much like a "mall without walls", where the entire downtown is a composite of interrelated merchants guided by common operating standards similar to the science of operating enclosed shopping centers.

With a focus on mixed use, walkable communities, the idea of the local shop is returning. A quick cup of coffee in the morning, meeting a friend or client for lunch or picking up a quart of milk at night provides opportunities for a chance to meet with a neighbor or to build a relationship with the shopkeeper. These are the things that keep a community alive.

Businesses that cater to a specific area and clientele, stores with one-of-a-kind merchandise, and establishments that provide an opportunity for people to socialize and connect are turning up everywhere. As walking communities, new urban communities are more than capable of supporting these endeavors. The local businesses that can take advantage of the public gathering places to increase the cohesiveness of a neighborhood are welcomed and will benefit from Lemont's town building philosophy.

Downtown Lemont will soon become a vibrant Village center with broad regional appeal. Its character as a compact, walkable, mixed use, live, work, shop and play neighborhood will appeal to people who want an urban like setting in the western suburbs.
